- American Land Title Association (ALTA) Survey - When it comes to commercial properties, an ALTA survey (American Land Title Association) is requested to fulfill certain lending institution or title company requirements. It's a combination of boundary surveys and mortgage reports to meet particular needs pertinent to title insurance matters.
- Land division - This is needed if one piece of land is divided into two or more parcels. Drawings and parcel descriptions are prepared for the new parcel(s), and easement descriptions can also be included.
- Elevation survey - On some occasions, it is required by lenders for property abutting water to meet FEMA flood insurance requirements. Elevation surveys are a variety of services that determine the elevations necessary for building setbacks and floodplain determinations.
- House and building stakeout - Before construction, a house or other structure can be correctly staked on a parcel, with offsets, so that it is built in the correct position. This can be coordinated with the builder to make sure the necessary stakes are provided.
- Sideline staking - This is done when you're considering fence installation, an addition to existing improvements, or if you are required to know where your physical property line is.
- Mortgage reports - Lending institutions and / or title companies sometimes need mortgage reports during property transactions. The lender or title company gives a legal description of the property, and Farrier Surveying makes a drawing that shows the size, shape, and location of existing improvements relative to the recorded property dimensions. Boundary corners and property lines are not located during this process.
- Certified boundary surveys - This includes the property corners and whether a metes and bounds description or a platted subdivision are marked or established based on the legal description of the property. Also, there are the locating of improvements, locating encroachments from or onto neighboring parcels, and a certified drawing defining the results.
